Stittsville's newer phases, and the Fernbank lands beyond them, hold the youngest yards in the west end, and their problems are the opposite of Beaverbrook's. There is almost no canopy, so autumn leaf volume is negligible and the fall visit is really a soil and seeding visit. What these lots have instead is construction subgrade under a thin cosmetic layer of topsoil, and a lawn rolled out over it on a schedule set by the closing date rather than by the weather.

The first job on a lot like this is a test hole, three of them if the yard is large. What you are looking for is how much dark soil sits above the compacted construction base. Forty millimetres is common and is not enough. The fix is imported screened topsoil rototilled into the existing subsoil rather than layered on top of it, because a clean interface between imported soil and compacted base stops roots dead and holds water above it. Budget for soil depth before turf, and expect that a builder's warranty will not cover a lawn laid to specification on inadequate soil.

Grading is the second issue and the one that causes arguments between neighbours. New subdivisions are built to an approved lot grading plan, and Ottawa's landscaping guide is blunt that property grades may not be changed, that water cannot be directed to neighbouring properties unless that forms part of the approved plan, and that ditches must not be altered (City of Ottawa). On a street where every lot drains to a shared rear swale, one homeowner filling in their section to make mowing easier puts water into the two lots either side. If your yard holds water, the answer is restoring the designed grade rather than inventing a new one.

Beyond the built edge, out toward Fernbank Road and into Carp, the lots get long and the services change. Rural properties on wells should think carefully before installing irrigation sized for a suburban lawn, and long rural driveways move a snow contract into a different price bracket altogether, often well above what the same contractor charges inside the subdivision. Anyone digging on these larger lots still needs a locate, free, at least five business days ahead, and legally required (Ontario One Call).
